This breath-taking luxury villa, situated in the heart of Protaras, is just a 5-minute stroll from the beach and a vibrant array of bars, restaurants, and shops. Newly constructed and impeccably furnished, it promises a perfect self-catering getaway with every modern convenience.
Upon entering Villa Sia, you’ll be welcomed by an expansive open-plan living room, kitchen, and dining area. The living room features plush sofas, a widescreen TV with satellite channels, and Wi-Fi connectivity. The dining area comfortably seats six, and the state-of-the-art kitchen is fully equipped with all necessary appliances and includes a breakfast bar. Bi-fold patio doors surround the ground floor, seamlessly connecting the indoors to a lush garden and pool area. Additionally, a bathroom with a shower is conveniently located on this level.
Ascending to the upper floor, you will find three beautifully appointed bedrooms, each offering stunning views. The master bedroom features a double bed, an en-suite bathroom with a shower, and a balcony with breath-taking sea views. The second bedroom has a double bed, while the third bedroom is furnished with two single beds. All bedrooms come with fitted wardrobes and bedside cabinets. A main family bathroom, complete with a shower, is also located on this floor.
Outside, the expansive garden invites you to enjoy a built-in barbecue area with a worktop for additional space, an outdoor seating area, sun loungers, and a large private pool with Roman steps.

Vi hade en härlig vecka i Protaras! Allt fungerade bra med boendet. Boendet ligger en bit från de större stränderna och det är bra om man har pigga ben. Vi lagade mycket mat hemma och satt ute och åt alla våra måltider utomhus i skön värme! Vi kommer definitivt återvända till Protaras och förhoppningsvis kan vi hitta fler boenden genom Xenios!
Very beautiful and spacious Home - just as described and as in the pictures. Xenios and his team were very Friendly and helpful. Even before the stay they gave us instructions about everything so we knew exactly what to do and how to get in since we landed late at night. During our stay the team was very responsive as well. We had some trouble with the AC and they always came by within a few hours after we texted them and took care of stuff quickly! We were also able to check out a little later which was super comfortable for us. I personally did not sleep so well on the beds, but that’s really just nitpicking. We had an amazing time overall. I highly recommend the host and we would definitely come again. Thanks for having us! ☺️
Had a great stay here end of September. I would say though, that given the amount of glass in the building, it must get very very hot in the peak summer and the air cons are all on timers. That’s fine, but at night it’s six hours, so you will be interrupted to just put it back on at the switch, which is not so nice. If it was seven or eight hours it would be better. Pool was clean and generous welcome pack. Great TV options for all guests. Not so many towels and we did have an ant problem they quickly resolved, due to them getting in via the kitchen area window.
Die Villa war für uns, zwei Personen, gemütlich für einen einwöchigen Urlaub. Lage sehr ruhig und Privat.
Heel mooi en modern huis. Het ligt in een wijk met allemaal vergelijkbare villa’s met zwembaden. Op loopafstand van winkels en restaurantjes. Ook op loopafstand van het strand maar dat was nog wel een stukje lopen ( 15 minuten). Warm douchen liet iets te wensen over. Verder heel mooi ingericht huis. Wat wij jammer vonden is dat de tuin, in vergelijking met de andere villa’s duidelijk minder diep was waardoor je maar tot een uur of 4 ‘s middags ( begin mei) in de zon kon zitten. Hoogzomer is dat vast heel fijn, wij vonden dat nu wel echt jammer! Verder super mooi huis!
The House is in a quiet Location, the Restaurants, Bars and the Beach are within walking distance. We enjoyed our stay very much and the accommodation was well equipped and clean.
